From initial interest to investment

Phase 1

Qualify

1. Confirm eligibility

Verify your status as an accredited (a.k..a wholesale), sophisticated or equivalent overseas investor.

2. Receive fund documents

Information Memorandum, application form and governing documents.

3. Conduct due diligence

Obtain independent financial, legal, accounting and taxation advice. We’d encourage this even if it weren’t required.

Phase 2

Apply

4. Select the investment

Choose your amount and preferred distribution option.

5. Complete KYC and AML

Identity, entity and source-of-funds documentation, submitted securely.

6. Submit the application

Complete and return the subscription documents.

Phase 3

Invest

7. Receive acceptance

Applications are reviewed and accepted in accordance with the fund process.

8. Transfer funds

Fund the accepted investment using the instructions provided.

9. Receive reporting

Updates on deployment, project progress, distributions and material developments.

Frequently asked questions

Projects may take two to three years or longer to complete, sell, refinance or otherwise realise. Investor capital may therefore remain invested beyond the anticipated minimum period.

Liquidity may be limited. You should be prepared to remain invested for the full term, and potentially longer if projects have not yet been realised.

Yes. Land and housing values may decline, or properties may take longer to sell than projected. This may reduce project proceeds and affect fund performance.

During the early development period, payments may be supported by reserves or by capital that has not yet been deployed. Some payments may represent a return of your capital rather than investment income, and will be identified as such in your reporting.

No. No direct mortgage security over individual projects is currently proposed. The fund’s exposure is through capital advanced to the development holding company.

Yes. The fund will advance capital to an associated development holding company managed by the same ownership group. The structure and the related-party arrangements are disclosed in the fund documents.

They may. Project entities may obtain development finance from Australian financial institutions. Leverage can increase potential returns and can equally increase potential losses.

Not currently. Project size, developer exposure and capital allocation are assessed case by case, which means the fund may hold concentrated positions.

Planning approvals, construction, financing, settlements and property sales may all take longer than expected. These delays may affect the timing and the amount of investor returns.

No sponsor co-investment is currently proposed.

No. Target returns may not be achieved, and the return of investor capital is not guaranteed. Investors may lose some or all of their investment.
